The number behind the headline
There were 28 firm sales across Brantford and Brant County from September 28 to October 4, against 598 active listings. That works out to 21.4 weeks of supply — up from 16.8 the week before. Only 8 of those homes sold in 14 days or less, and the median pending list price was $580,000, with 74% of sales going under $750,000.
For every home that sold this week, three listings died.
That is not a figure of speech. 28 sales against 84 dead listings — 44 cancelled, 40 expired. And the expired number is the one to watch: it was 6 the week before. Forty sellers in a single week chose to pull the plug rather than cut their price.
The cancel–relist shuffle
Not every cancelled seller is walking away. Of the 44 cancellations, 26 were already back on the market at a lower price before the week ended. Two kinds of sellers right now: the ones adjusting, and the ones disappearing.
For sellers, the market is grading your price in real time. The ones who adjusted are getting showings. The ones who didn't are expiring. For buyers, 21.4 weeks of supply is the loosest this market has been all year — and listings always slide heading into winter, so this window may not stay open long.
How this update is measured
This is a seven-day snapshot of ITSO MLS® System activity across Brantford and Brant County, covering September 28–October 4, 2026. “Sold” means a property went firm or pending during the period—not that it closed. Weeks of supply is active inventory divided by the week’s firm sales. The $580,000 figure is the median list price of pending properties; the final sale price may differ. One pending listing (5 Hoodless Court) showed a suppressed price and was excluded from the median and share calculations.
