The number behind the headline
There were 31 firm sales across Brantford and Brant County from October 4 to 10, up from 28 the week before. Active inventory rose from 598 to 614, but the faster sales pace pulled supply down from 21.4 weeks to 19.8.
Last week: 84 listings died against 28 sales. This week: 36 died against 31 sales.
Only 5 of the 31 homes sold within 14 days, so this was not a sudden rush. The median pending list price rose $35,000 to $615,000, while 22 of the 31 sales — 71% — were under $750,000. The affordable end still dominates the market.
The panic-quit wave is over
Cancellations fell from 44 to 33, and expiries dropped sharply from 40 to just 3. Sellers are no longer retreating at last week’s pace. More are repricing instead: 22 listings came back cheaper, down from 26 the week before but still a substantial share of the week’s movement.
The $35,000 median increase needs context: it reflects the mix of homes that went pending this week, not proof that every home gained that much value. The clearer signal is the balance — fewer dead listings, a few more sales, and supply tightening while the lower price bands keep doing most of the work.
This is still a buyer’s market at 19.8 weeks of supply. But it is tightening — a market finding its feet, not one falling apart.
How this update is measured
This is a seven-day snapshot of ITSO MLS® System activity across Brantford and Brant County, covering October 4–10, 2026. “Sold” means a property went pending (firm) during the period—not that it closed. Conditional listings count as active inventory; 7 of the 614 active listings were conditional. Weeks of supply is active inventory divided by the week’s firm sales. The $615,000 figure is the median list price of pending properties; the final sale price may differ.
